Certified Appraisals
An appraisal is an unbiased, written report, accepted by the courts, communicating an estimate of the nature, quality, value, or utility of an item in monetary terms. Appraisals are performed for various types of property and purposes. RJ Corey & Associates specialize in the appraisal of antiques, collectibles, silver, decorative art, fine art, and residential content for insurance underwriting, loss or damage claims, estate planning and tax reporting, purchase and sale, gift taxes and charitable donations, equitable property distribution, divorce, loan collateral, and personal use.
All USPAP compliant appraisals produced by RJ Corey & Associates contain the following:
- Description of the property being appraised
- Identification of ownership of the appraised property
- Statement of the purpose and intended use of the appraisal
- Definition of value to be determined (e.g., fair market value, marketable cash value, replacement value, liquidation value, actual cash value)
- Effective date of value and the date the report was prepared
- Description of the scope of the appraisal
- Assumption and limiting conditions of evaluation
- Factual evidence, appraisal procedure, and reasoning supporting the conclusion
- Appropriate comparable transaction data
- Explanation of, and support for, the appropriate market and market level
- Explanation of any excluded information or departure from standard appraisal procedure
- Fee structure agreed upon
- Dollar estimate of value
- Appraiser's qualifications and certification
